The AVENTOS Group has leased 16,500 square meters of space in its BENTO Leverkusen logistics property to Westmax Consulting KG on a long-term basis. The lease for warehouse, office, and common areas was structured as a green lease. Angermann NRW acted in an advisory and brokerage capacity as part of a qualified lead mandate; AVENTOS received legal counsel from Greenberg Traurig. With the closing of this deal, the property at Siemensstraße 2–18 is now fully leased—approximately two-thirds of the total of about 25,000 square meters were leased under a single contract.

The building complex comprises approximately 25,000 square meters of leasable floor space, distributed across eleven interconnected buildings. A strategic restructuring created a sustainable multi-tenant structure with separate rental units; according to the owner, the modernization was carried out with various sustainability aspects in mind.
The occupancy rate demonstrates the viability of this concept: As early as January 2023, the barbecue retailer Santos Grills had secured approximately 8,300 square meters at BENTO. Together with the 16,500 square meters now leased, the available usable space is thus fully occupied.

A Green Lease—in German, “grüner Mietvertrag”—is a commercial lease agreement that, in addition to the standard provisions regarding rent, term, and maintenance, explicitly includes agreements on the sustainable use of the building. Typical components include the exchange of consumption data between the owner and tenant, guidelines on energy and water consumption, waste separation, and coordination regarding renovations. This is relevant for owners because ESG metrics are increasingly factored into valuation and financing; for tenants, because consumption and the carbon footprint can only be managed with access to building data.
