Angermann NRW brokers urban logistics property to owner-occupier in Cologne-Mülheim
Cologne, 5.3.2026 - Angermann NRW GmbH has brokered the sale of a logistics property in Cologne's Mülheim district to an owner-occupier at . The transaction underlines the continuing high demand for logistics locations with urban connections and also shows that owner-occupier strategies in metropolitan regions are becoming increasingly important again.
The seller of the property at Piccoloministrasse 2 is a subsidiary of the Germany-wide OSMAB Holding AG, a long-term portfolio holder and project developer with a focus on office and logistics properties. The buyer is a subsidiary of the Cologne-based Maho Group, which will use the property as a wholesale location in the future. The parties have agreed not to disclose the purchase price.
The property has around 5,274 m² of logistics space and approx. 1,442 m² of office and social space, making it one of the rare inner-city properties of this size in the Cologne city area. It is located in an established commercial area of Cologne-Mülheim with direct links to the city center and the regional and national transport network.

The transaction is one of an increasing number of owner-occupier transactions that are currently shaping the market for inner-city logistics properties. Angermann NRW structured and supported the sales process as part of a targeted off-market procedure and acted as advisor to both buyer and seller.
