Double Deal in Cologne-Niehl: Angermann NRW Facilitates Warehouse Sale and Long-Term Lease Agreement with KVB
In the future, Kölner Verkehrs-Betriebe will store spare parts for its tram fleet on St. Leonardus Straße. The Cologne-based commercial real estate consulting firm Angermann NRW acted as broker in both transactions—the sale of the approximately 14,700-square-meter property and the lease by KVB.
Kölner Verkehrs-Betriebe AG (KVB) has signed a long-term lease for approximately 6,000 square meters of warehouse and office space at St. Leonardus Straße 1 in Cologne-Niehl. The transit company will use the space as a central warehouse for spare parts for its tram fleet.
At the same time, the entire property changed hands: Rhenus SMG sold the approximately 14,700-square-meter warehouse complex to a joint venture between the European real estate investor Patron Capital and the Berlin-based real estate developer INBRIGHT. Both transactions—the sale and the lease—were brokered by Cologne-based Angermann NRW GmbH. With the KVB’s lease agreement, the property is now fully leased.
Spare Parts Warehouse for the Tram Fleet
KVB is leasing the largest of the four warehouses, measuring approximately 5,724 square meters, as well as an adjacent office unit of approximately 318 square meters. The lease is a long-term agreement and includes provisions for the energy-efficient operation of the building—a so-called “green lease.” The remaining warehouse space is leased to logistics, manufacturing, and service companies.
Established Industrial Site in Northern Cologne
The property is located in the Cologne-North Industrial Park, directly adjacent to Niehler Hafen and in the immediate vicinity of the Ford plant in Cologne. Via the A1 and B9 highways, the site is connected to the entire Rhine-Ruhr region; tram line 12 and bus line 147 are less than 600 meters away.
Built in two phases in 1999 and 2002, the complex comprises four warehouses totaling approximately 14,050 square meters and two office units totaling approximately 650 square meters on a lot of about 27,700 square meters.

Modernization Planned
The new owners plan to modernize the property to improve its energy efficiency. Plans include, among other things, a new heating system, converting the lighting to LED, and installing a photovoltaic system.
