Letting performance on the Cologne logistics market -40 % - Rental prices stable
After a strong take-up year for 2024 as a whole, the Cologne logistics market has to report a decline in take-up for the first half of 2025. The take-up of around 91,600 m² represents a significant drop of 40% compared to the same period last year. "One of the main reasons for the decline in the half-year volume is the lack of scale mix, particularly in the area of large corporate or e-commerce locations. Demand is currently dominated by Asian clients and increased requests in the segment up to 5,000 m²," explains Patrick Sohns, Managing Director of Angermann NRW GmbH.
Against the backdrop of the reduced willingness to conclude contracts, no effects on rents have been observed to date. The prime rent remained stable at a high level of €7.70/m² and the average rent even increased from €6.10/m² to €6.20/m² compared to the fourth quarter of 2024. In the tenant ranking, logistics service providers in particular have dominated the market so far this year, accounting for 45% of take-up. "For the second half of the year, we expect the current trend towards larger and more efficient space to intensify, which should lead to a further stabilization of prime rents. Another moderate increase in average rents also remains likely, as space in the contemporary portfolio and in the new-build segment in particular will remain in demand and find buyers," says Patrick Sohns.
