Cologne, 31.3.2026 - Angermann NRW GmbH has successfully brokered two commercial properties to owner-occupiers in the Cologne area, despite a persistently challenging market environment. The sales in Hürth and Pulheim show that functional commercial properties in established locations in particular are still in demand from companies with a long-term location strategy.
Both transactions were structured by Angermann NRW as part of qualified exclusive sales mandates. A clear positioning of the properties, a tailor-made approach to potential owner-occupiers and a solution-oriented sales process were decisive for the successful conclusion.
The property in Ursulastrasse in Hürth is an office/hall combination on a plot of around 4,400 m². The property comprises approx. 750 m² of hall space and around 1,400 m² of office space. The buyer will use the property himself after completion.
The commercial property in Marie-Curie-Strasse in Pulheim was also sold to an owner-occupier. Around 1,000 m² of hall space and approx. 850 m² of office space are available on the 2,150 m² site.
The industrial estates in Hürth-Kalscheuren and Pulheim-Brauweiler are among the established locations in the Cologne area and offer attractive conditions for industrial, retail and logistics companies in particular. The parties have agreed not to disclose the purchase prices.

"Well-connected commercial properties for owner-occupiers are once again in high demand, particularly in the area surrounding Cologne - also because they offer planning security and development prospects."
