Sales and Leasing Launch in Kerpen-Sindorf: Angermann NRW Brokers Brownfield Site to Aconlog and Markets the New Logistics Facility
Cologne-based project developer Aconlog is constructing a new logistics facility with approximately 10,350 square meters of leasable space at Hüttenstraße 118 in Kerpen-Sindorf. The approximately 18,700-square-meter brownfield site was brokered off-market by Angermann NRW GmbH on behalf of the seller, a private investor. Aconlog has appointed Angermann NRW as lead broker for the leasing of the new building—marketing efforts are now underway.
Discreet Sale Without a Bidding Process
The purchase agreement was signed in May 2026; the parties agreed not to disclose the purchase price. At the owner’s request, the sale was conducted off-market—without a bidding process and without public marketing. The property was previously occupied by a warehouse and ancillary spaces dating from the 1980s and 1990s; demolition began in August 2026. This is already Aconlog’s third project in Kerpen. The financing partner is Sparkasse KölnBonn.
New logistics facility with 10,350 square meters
The plans call for approximately 9,000 square meters of warehouse space, 1,000 square meters of mezzanine, and 350 square meters of office and common areas. The warehouse will be designed to meet WGK III standards with a lowered floor slab, a truss bottom edge of 12.20 meters, ten ramp doors with loading bridges, a ground-level door, and an ESFR sprinkler system. Heating will be fossil-free via air-to-air heat pumps, and a rooftop photovoltaic system will supply tenant electricity; half of the approximately 24 parking spaces will be equipped with charging points. The goal is to achieve DGNB Gold certification. Building construction is scheduled to begin in the fourth quarter of 2026, with completion planned for the third quarter of 2027.
Well-established location in western Cologne
The property is located in the Kerpen-Sindorf industrial area with quick access to the A4 and, further on, to the A1 and A61. In recent years, Kerpen has developed into one of the most sought-after industrial and logistics locations in the Cologne area.
